Emergency Maintenance Requests
For emergencies that pose an immediate threat to life or property:
- Call Emergency Services at 911 if there is immediate danger
- Then call our emergency line at 813-995-7670
Examples of emergencies: flooding, gas leaks, electrical hazards, no heat in freezing weather, broken exterior locks.
Non-Emergency Maintenance Requests
For routine maintenance issues, please complete the form below. We typically address non-emergency requests within 24-48 business hours.
Examples: leaky faucets, appliance repairs, minor plumbing issues, heating/cooling problems (non-emergency).

Emergency requests are addressed immediately. For non-emergency requests, we typically respond within 24-48 business hours. The actual repair timeline depends on the issue's complexity and parts availability.
If you haven't received a response within 48 hours for non-emergencies, please call our office at 813-995-7670 to follow up.
We cover normal wear and tear repairs. Tenants may be responsible for damages caused by misuse or neglect. We'll always notify you before charging for any repairs.
For your safety and to maintain property standards, please don't attempt major repairs yourself. Contact us first for approval on any DIY repairs.
